My how times are a changing!  Just a few months ago you could make an offer on a home with little competition from other buyers, but now you must be prepared and leveraged to make a strong offer that will trump all others.  According to Trulia’s real estate expert Michael Corbett, "You need to plan ahead and make sure you keep your debt low and your credit score high."  This will assure you get a great interest rate and can walk in with a great offer that the seller can't help but accept!  When shopping for your new dream home remember to only look at homes that are right for you and that fits your budgets.  If you can afford a $450,000 home then keep your search in that price range so that you are not

  • After flying thousands of miles, we are finally with our family in Japan.  It was our niece Izumi's 9 years old birthday today.  We made dumplings and green onion pancakes  for her birthday dinner which were her favorites.  She has two younger siblings (7 and 4).  They also have a dog, a cat and a hamster as their pets. It is just wonderful to be around them even at times when the noise went through the roof.  But there is no better sound than the laughter of the children!

What  is an appraisal?

An  appraisal is a thought process leading to an opinion of value. This opinion or  estimate is arrived at through a formal process that typically uses the three  ''common approaches to value''. They are the Cost Approach - which is what it  would cost to replace the improvements, less physical deterioration and other  factors, plus the land value. There is the Sales Comparison Approach - which  involves making a comparison to other similar, nearby properties which have  recently sold. Researcher Michael Seiler tracked the eye movements of 45 people viewing 10 online real estate listings with six photos in August 2011, determining that 95 percent of participants viewed the first photo—an exterior property shot—for just 20 seconds.  The study is relevant because knowing how house-hunters view a listing online can help agents fine-tune their marketing approach.

A Pennsylvania couple is suing a neighbor — who once pleaded guilty to sexually molesting their daughter — trying to get a court to force the man to buy their $350,000 home.  

The child’s parents say they don’t want to live next door to the man, and their lawsuit charges that they are “under duress to move” and that his presence next door is “ultra-hazardous given the close proximity.” In their lawsuit, the parents assert their home is “virtually unmarketable” because of having a registered sex offender living next door.
