Interest Rates Hit New 12 Month Low! | MyKCM

According to Freddie Mac’s Primary Mortgage Market Survey, interest rates for a 30-year fixed rate mortgage are currently at their lowest for 2019. Rates like these haven’t been seen since February 2018!

Last week’s survey results reported an interest rate of 4.35%. This is a welcome change from the near 5% rates seen in mid-November. At 4.32%, the second week of February 2018 was the last time rates were this low. This can be seen in the chart below.

When it comes to quality of life and affordability around Seattle, don’t look in Seattle. Try looking at Sammamish instead, which was recently ranked in the top 10 best places to live.

Just over half an hour from Seattle, and closer still to major tech corporate campuses in Redmond and Bellevue, Sammamish attracts many of the people who work for Microsoft, Amazon, Expedia and other tech giants. The homes are pricey here, but average salaries are high too: Median family income is roughly $165,000, more than twice the median for the other spots MONEY analyzed. The current average list price for a single family residence in Sammamish is $1,227,275.

Could There Be Fraud Happening in the ARCH Program at Issaquah Highlands? 

I have sold numerous ARCH homes in the Issaquah Highlands and it seems like some homeowners are breaking the rules in order to rent out their units. This program is specially meant for those that cannot afford housing in the area and now appears that some homeowners are abusing the program. When purchasing an ARCH home owners must agree to particular rules and regulations. In addition to signing paperwork you must show information like W2's, tax returns, etc to make sure you qualify. Selling your home these days isn’t as simple as it used to be. With the explosion of real estate marketing on the Internet, prospective buyers can do their initial home shopping online. While this means that your listed property will be viewed by more prospective customers, it also means that many other properties will also be showcased, making for a much more competitive market.

While sales in the existing home market are expected to take a tick up early in 2019, there is a lot of concern about raising interest rates and economic uncertainty in the future. We are also looking for increasing inventory levels to start as early as March of this year with predictions of the greatest amount of housing inventory to hit the market in five years by May.

  • U.S. home sales fell in January to their lowest level in more than three years and house prices rose only modestly.
  • The National Association of Realtors said on Thursday existing home sales dropped 1.2 percent to a seasonally adjusted annual rate of 4.94 million units last month.
  • That was the lowest level since November 2015 and well below analysts' expectations of a rate of 5.0 million units.

U.S. home sales fell in January to their lowest level in more than three years and house prices rose only modestly, suggesting a further loss of momentum in the housing market.
