As a seller, you hold the reins and NOW is the time to capitalize not only monetarily but also to make your move as simple and stress-free as possible. Let's break it down -- Here are three reasons why NOW is the BEST time to sell:

1) Today the market is piping hot - tomorrow could cool down a few degrees

The real estate market is always fluctuating. Today, there may not be ANY single-family homes in Klahanie listed for sale (and not already pending contract) -- true jaw-dropping stat for today, as of the time this article was written. Tomorrow there may be 3 single-family homes listed. Next week there may be 10 single-family homes listed. From a supply and demand standpoint, those who are selling first (when there is very limited supply) will get a higher sale price than when the inventory is higher. Fluctuations can happen quickly. Make sure you are getting the best sale price for your house.

2) Mortgage rates are at record lows

Currently, market rates are around 2.73% - that means HUGE savings and the door opens to buy-up opportunities. When the mortgage rate is this low, you have the opportunity to buy a more expensive home and keep your monthly payments low. While the rates are incredibly low now, there is no guarantee that they will stay low. 

3) EVERYTHING is negotiable

Need more time in your home post-closing to find a new home or wait for the school year to be over? You got it! Want to lock-in the earnest money right away? Done! Don't want to deal with cleaning the house after you packed everything up? No problem! Want professional movers to help with your move? Great! Don't want to pay for your relocation? There may be a buyer willing to cover that cost if it means they can buy your house.

Not only are buyers willing to waive all contingencies right now, they are going above and beyond to win your house! Literally,  EVERYTHING is negotiable.
