Do Open Houses Actually Work?
Do open houses actually sell homes in todays age of technology available at every persons fingertips? Well let me tell you about my experience thus far hosting opens for our clients. We have found that with a well presented home, supported by strong marketing program and techniques can generate an overwhelming amount of guests for successful open house! Of course, this is possible because of the internet.
In fact, I hosted an open house that went on the market that same weekend as the open. These sellers received multiple offers after the weekend wrapped up! Whoah! We saw an increase of in foot traffic from knowledgeable, able, and ready buyers. This particular open home had 20-30 different guests touring the home! Wow! This was a great turnout post #snowpocalypse2019. This is the most traffic I have seen for open houses since September 2018!
Serious Buyers ONLY
Now let me tell you about these buyers and lookers... they were tactfully prepared to check this home out! Almost every single buyer guest that attended was working with an agent wether accompanied or not, they knew the items they wanted to check for themselves (e.g. the heat pump, crawl space, etc.), and they had their financing squared away. How do I know this? Well even guests unaccompanied by their agent had their handy listing printouts with their agents' business card, and notepads.
We are noticing the buyers that are out since the market shift to a more favorable market for both buyers and sellers are extremely prepared to put an offer in! These are seriously committed buyers. These buyers have sat down with their agent and lending officer to determine their needs, financial resources, discuss the current market. Highly likely that these open house attendees are pre-approved with an action plan structured to put their best offer forward. So wether it is a millennial first time homebuyer, or the aging retiree looking to downsize or move closer, they are utterly prepared!
Today's Open Houses
It's not unheard of to make a sale at an open house, but it doesn't happen as often as you may think. The reasoning has to do with the people who go to an open house; but even more so to do with the way people search for homes changing dramatically since the '90's. About 94% of buyers are starting their search on the internet; the days of searching for your home while you drive around the neighborhood are almost gone!
Due to our highly demanding lives moving at the speed of light these days houses must be open and available as much as possible, not just 10 am – 2 pm on Saturday - Sunday. That's where the resources of your brokerage can make a huge difference on when you receive an offer, how many offers, and the quality of the offer. Back about 15-20 years ago real estate agents knew open houses were how buyers would find houses. The week leading up to an open house they would market to other agents, and residents in the surrounding neighborhoods; hoping to increase their foot traffic, generate buzz and eventually, get an offer on the home.
