How To Sell Your House Within 60 Days!

Is it possible to sell your home within 60 days WITHOUT giving it away? The simplest answer is yes you can. In order to sell your home quickly you will need to assistance from a real estate professional. He or she will be able to provide you with current market trends, and custom value analysis of your home.  They can help prep you in getting your home on the market.


The real estate market is always fluctuating, both up and down. While the market is currently holding steady it can go up, or down again. The current market and demand for homes in your neighborhood will determine how quickly your home can sell.

Step 1: Picking the RIGHT agent for YOU

Many people think a real estate agent is a real estate agent. This is the furthest thing from the truth. In fact many agents specialize in doing a specific transactions. Some specialties include:

  1. Listing agent (selling your home)
  2. Buyer agent (finding your new home)
  3. Short Sale expert
  4. REO properties
  5. Investment properties

Now you may come across many agents that are very good and nice people. But, are they capable of listing your property and getting it sold within 60 days. You should look for an agent that specializes as a listing agent (preferably an exclusive listing agent.) This means the agent SOLELY focuses on SELLING homes and nothing else. If you are dealing with a foreclosure or short-sale you will want to work with an agent who specializes in short-sales.

Why should you choose an exclusive seller / listing agent? They understand how to sell a home, and do it quickly. They use many marketing techniques that other agents don’t have the time or man-power to accomplish. You also will want to ask your agent “what are they going to do for you.” Stay away from ANY agent that is vague and cannot offer a solid plan of action. Some items you should ask are:

  1. How will my property be promoted?
  2. What will YOU do to promote my property?
  3. Will you provide me feedback from perspective agents and buyers (about price, condition of home, etc.)
  4. Will you keep me informed of your marketing activities?
  5. Will you hold open houses?

Step 2: Preparing your home

Once you have interviewed several agents and selected the right one for you it’s time to get your property ready to list on the market. Remember first impressions sell a home. You want prospective buyers to feel like they could call your home their new home. Here are my top tips to get your property ready to go on the market.

  1. Remove Clutter from home

Go through and remove extra furniture and clutter from the home. Look to open up rooms to make them appear bigger. Empty you closets out of everything that you can. Buyers want to see the storage, and closet space when viewing a home. Clean up the yard and garage. Make sure the yard is maintained and garage is clean. If you have extra items consider a storage shed, or a storage unit.

  1. Stage your home

House staging is an art form. The first part of staging a home to sell is to remove all of the clutter. I offer my clients a free professional staging consultation for every listing. You will want to remove any carpet stains with a steam cleaner. Painting a room a neutral or muted color will help the home appeal to the largest group of buyers. Take down family photos, and leave minimal artwork on the walls.

  1. Price your home right

Your agent should complete a CMA report (Comparative Market Analysis.) This is the starting point for determining the current “market value” of your home. From there your agent will subtract, or add value to the comps based on conditions of the other homes. It is important that you list your home at a price that will cause it to sell quickly.

Note: Some sellers are afraid that buyers will send in low ball offers anyway so they should raise the price. This is not the case. From my experience a well-priced home cam actually lead to a bidding war among several buyers. This sometimes leads to a higher price for the sellers!

  1. Pick the right time to list you home

The real estate market ebbs and flows with the economy and the weather. Depending on what type of property you are selling it may be better to sell it in the winter instead of the summer and vis versa. Your real estate professional will be able to tell you the best time to list your home.

  1. Make necessary repairs

You do not want prospective buyers to see that broken sink, drywall, or other minor issues. Before placing the home on the market it’s a good idea to have minor repairs completed. Fixing things like broken drywall, painting walls, replace broken toilets, and removing mold will help increase the chances of your home selling quickly.
