Toured the limited inventory available in Snoqualmie Ridge this week with two agents on my team. Great to get out there and see the homes in the area. Some sellers/listing agents are seemingly trying to take advantage of tight inventory by pricing homes at lofty prices hoping that the demand will attract that one buyer. It's one pricing strategy but it may not be the best as it can really get a seller in a 'tight' market anxious as they see their house sit on the market for longer than others homes that have gotten under contract quickly and closed. There is also the letdown of not getting the multiple offer situation that many hear about. They can also be letdown by receiving below asking price offers when they might have had it in their mind that they would at least get asking if not over asking.

It was good to get out there to see these properties currently available in Snoqualmie Ridge and each of them on the market for more than two weeks with the exception of one. Since this time, there's been another 7 properties that have come on the market and inventory will continue to go up and those priced well will get snatched up.

It was good also to be able to share and discuss the importance of knowing the surrounding areas and how they play in the ability of an effective agent to explain the nuances between one area to another while still being in relatively the same overall area. Snoqualmie Ridge is a wonderful planned community and within it are micro neighborhoods that each have their varying appeal depending on what a homebuyer is looking for. So knowing your buyer and knowing, knowing the builder, knowing the community at large and knowing the sub communities are all really important to be able to convey to a potential buyer and also being able to price a home effectively for that specific area. As a 13 year resident of the Ridge and an avid runner who maps out my runs through many of the micro communities within Snoqualmie Ridge, I have a real good feel and understanding of the community as a whole and feel an immense sense of pride in calling Snoqualmie Ridge home that I believe serves to benefit those who approach me with questions about homes or the area in general.
