Verrado is currently sitting at 65 active homes for sale, including 7 homes accepting back up offers.  There are now currently 32 pending homes in Verrado, with 14  of these new construction homes or presale lots.  Overall, new construction home activity remains consistent, but the overall market has not seen the fall activity bump we normally see once the weather cools down; possibly due to interest rate hikes and the political turmoil over the last number of weeks.  However, if you, or anyone you know, is looking at new construction, Axia Home Loans is currently offering a lock and shop program that will allow you to lock a rate up to six months in advance.

Verrado newly listed homes has slowed over the summer as we currently sit at 67 active Verrado homes for sale (including 6 under contract but accepting back up offers), with 4 short sales and 3 REO lender owned homes.  There are now currently 31 pending homes in Verrado, with now only 11 new construction homes.  Overall, new construction home activity remains brisk, but overall the market has slowed due to the hot summer weather and a recent move up in interest rates.  However, Axia Home Loans is currently offering a lock and shop program that will allow home buyers to lock their rate for up to six months.

Now when shifting over to sold homes in Verrado, we find a total of 67 homes sold over the last 90 days, down 23 closings from the last report.

Verrado, AZ currently has 88 active homes for sale (including those under contract but accepting back up offers), with 5 short sales and 3 bank owned homes listed.  There are now 38 pending homes in Verrado, with 7 homes being new construction.  Overall, the new construction activity remains brisk, but the numbers continue to show a very strong increase in the resale activity at Verrado.  This is good for the resale market overall and has started to translate into an increase in prices for the resale homes.

When looking at sold homes in Verrado, we find a total of 61 homes sold over the last 90 days, with an average closed price of $256,372; which was 98% of the asking price and 72 cummulative days on market.   This price was about a $10k drop since

Verrado home sales continue to be a little on the slow, however inventory levels have climbed a little over the last couple weeks with 78 active Verrado homes for sale (including those under contract but accepting back up offers), with 4 short sales and now 3 bank owned homes.  There are currently 38 pending homes in Verrado, with only 8 homes being new construction.  Overall, new construction home activity remains brisk, but the numbers are showing a very strong increase in the resale activity at Verrado.

Community of Verrado in Buckeye, AZVerrado home sales continue to be a little on the slow, however inventory levels have climbed a little over the last couple weeks with 74 active Verrado homes for sale (including those under contract but accepting back up offers), with 4 short sales and now 3 bank owned homes.  There are currently 23 pending homes in Verrado, with 8 being new home construction.  Overall, new construction home activity remains brisk, as activity from the Verrado Open House weekend appeared very strong.

In addition, there have been 45 Verrado homes sold over the last 90 days, with an average closed price of $267,375; which was 99% of the asking price and 72 cummulative days on market.   Of this 23 were Verrado real estate resales and 22 were new construction homes.

Verrado home sales continue to be a little on the slow side heading into January 2013, however inventory continues to retract, with only 59 active Verrado homes for sale, with only 2 short sales and now 3 bank owned homes; down two from the last report.  There are currently 28 pending homes in Verrado, with 10 of these being new construction.  Overall, new construction home activity remains brisk, which is a good sign as new construction typically leads the market; however we have some some recent price reductions by the new home builders.  In addition, there have been 51 sold home in Verrado over the last 90 days, with an average closed price of $269,085; which was 99% of the asking price and 74 days on market.   Of this 30 were Verrado resales and 21
