I personally remember moving to the Seattle area in the late 90’s and marveling at how the Summers NEVER got too hot! Who needs air conditioning out here in the Pacific NW? I was from the Southeast where it literally only cooled down to mid to high 80’s at night and the humidity made the air feel like a warm wet blanket most of the time…

Now flash forward and I freely admit that I have climatized and my wife and I have had A/C in our home for the past seven years and I use it all the time! 

Still, when it comes to A/C, most people living the Puget Sound area have the same almost reflexive response — “It only gets really hot for a few days, so who need air-conditioning?” — which is why as a whole homes in our area of the country only have A/C at about a third the national rate.

Yet, as our heat wave drags on, it seems like a lot of us are reconsidering. This year, summer is starting out hotter than ever with the forecast for the next week to be close to or just above 90 for Seattle proper and mid to high nineties for areas around the Eastside.

For those homes for sale right now with A/C here is a great chance for you to shine and really stand out from the competition!

Consider turning your thermostat down a little lower than normal. (Something around 67 is recommended). The difference when potential buyers step into your home from being out in the heat will make an instant impact that last. In fact, studies have shown that the pleasant cool feeling someone gets from walking into your home can trigger positive feelings for buyers when thinking back on a day of house looking more than an elaborate kitchen or completely remodeled bathroom…. And that’s just the sort of thing that can help you get a great offer on your home!

For those without air condition that have your home on the market during this heat, remember these tips.

There's nothing worse than a stuffy room on a hot day. Circulate the air in your home. Even if you have to place floor fans about the home, keep the air moving. Open windows at night to get cool fresh air in and lower blinds on rooms getting direct sun. A cool indoors will keep visitors indoors viewing your home for longer.
