UPDATED - Additional Home Buyer Purchase Details

  • Unless you specify otherwise, The Cascade Team Real Estate applies your commission rebate to your closing costs, so you pay less out of pocket for your new home. Closing costs can vary depending on the lender, size of loan, home price and the date your home purchase is closing.
  • The remaining rebate, in excess of your closing costs, can be refunded to you by check after closing; however this can only be done with written lender approval. If the lender's guidelines won't allow any portion of the rebate after all seller concessions have been allowed for, then the remaining portion of the rebate is forfeited. If the lender approves the rebate outside of close, a client can expect to receive their check within 5 days after closing.
  • A buyer cannot use a buyer rebate as part of the loan down payment.
  • The minimum commission is $5500. If the total commission, less the buyer rebate is less than $5500, then the buyer receives the total commission less the $5500 flat fee.
  • Mobile home and land transactions are subject to a different commission structure. Please call the agent or our office for details on how these home sales work.
  • A buyer rebate is not paid on short sales, foreclosures or bank owned properties.
