Your homebuyer rebate appears on your HUD-1 statement at escrow and can be applied to closing costs, rate buy down or prepaid items. Lenders do not allow you to apply this towards your down payment because the money is not seasoned in your personal account. However, in most cases this reduces the amount of money home buyers have to bring to closing, so it’s just like putting cash in your pocket. In addition, this homebuyer rebate is tax free.
