PARKER, COLORADO - Did you see Jinjer's NOVEMBER 2015 MARKET UPDATE? Here are the answers to those questions:
1. Median price of homes? Looking back from January 2012 to the fall of 2015, the median price of residential homes has increased steadily from $300,000 to $400,000 – THAT’S A 33% INCREASE. The median for September 2015 closings was $419,000 and the median for October 2015 closings was $395,000.
2. Number of homes sold in 2014 and forecast for 2015? In Parker, a total of 2,326 residential properties sold in 2014; based on year-to-date sales for Parker through November 12, 2015, approximately 2,440 will be sold this year – a 5% increase in total transaction volume. (For perspective, 1,443 homes sold back in 2010 – 40% fewer versus our 2015 forecast.)
3. How do sales prices compare to asking prices? For March through August of 2015, the sales price for most of the homes represented “No Discount” from the Seller’s asking price; that figure was 99.1% of asking price in September on that month’s closings and 98.4% in October for those closings.
4. How quickly might my home sell? Believe it or not, many brand new listings are going under contract within just 5 to 12 calendar days of the listing date – remarkable! And they are closing within 25 to 45 calendar days of the under contract date depending on how each purchase is being financed by the buyer, all cash versus using a lender to finalize a mortgage.
