Kent Petersmeyer - Managing Broker - Vail Valley, Denver, Boulder and Other Colorado Sub-Markets

Kent is based in Edwards, CO, but his team is working multiple sub-markets in Colorado including: The Vail Valley, Steamboat Springs, Denver, Parker, Lone Tree, Castle Rock, Arvada, Westminster and Boulder.

Kent has a 22 year track record in the residential real estate industry.  He has gained a wealth of experience from assignments in Arizona, Utah, California, Florida, Washington and Colorado.

Kent grew up in Northern California and matriculated to the University of California at Santa Barbara after high school.  While at UCSB majoring in Political Science, he played on the Division I intercollegiate basketball team and achieved Phi Beta Kappa honors.

Subsequently, Kent was accepted to the Harvard Business School and earned his MBA degree in 1978.  He excelled in managerial economics and operations management (supply chain).  Prior to graduation, he was recruited to join the Cummins Engine Company based in Columbus, IN.

While at Cummins, he became the Materials Manager for the $500M/year central parts distribution center (PDC) and subsequently ran the International Service Parts Business.

In 1983 Kent made a transition to the personal computer industry based in Silicon Valley.  He went into the field in 1988 to run the branch office in Cincinnati, OH.  He then became District Manager for the Ohio Valley and then Regional President for another firm based in Troy, MI.

In 1993, Kent moved into the luxury end of the residential real estate industry in the role of Chief Marketing Officer and Director of Inside Sales for Desert Mountain in Scottsdale, AZ.  During his tenure, annual sales of custom homesites, semi-custom homes and private club memberships literally exploded.  Sales increased from under $50M to more than $180M per year.

Kent’s subsequent assignments in the industry included being on the start-up team for Promontory – The Ranch Club in Park City, UT followed by a stint in Destin, FL working for a developer of Gulf-front condo/hotel properties.  More recently, he was the senior advisor and Acting VP for Real Estate Development, Marketing & Sales for a boutique resort community based in Honduras.

Kent and his wife relocated to Colorado in early 2014.  Kent provides outstanding vision, leadership and coaching for The Cascade Team’s agents/brokers based on Colorado.

PARKER, COLORADO - Did you see Jinjer's  NOVEMBER 2015 MARKET UPDATE?  Here are the answers to those questions:

 1. Median price of homes? 
Looking back from January 2012 to the fall of 2015, the median price of residential homes has increased steadily from $300,000 to $400,000 – THAT’S A 33% INCREASE.  The median for September 2015 closings was $419,000 and the median for October 2015 closings was $395,000.
2. Number of homes sold in 2014 and forecast for 2015? 
In Parker, a total of 2,326 residential properties sold in 2014; based on year-to-date sales for Parker through November 12, 2015, approximately 2,440 will be sold this year – a 5% increase in total transaction volume.  (For perspective, 1,443 homes sold back in 2010 – 40% fewer versus our 2015 forecast.)
3. How do sales prices compare to asking prices? 
For March through August of 2015, the sales price for most of the homes represented “No Discount” from the Seller’s asking price; that figure was 99.1% of asking price in September on that month’s closings and 98.4% in October for those closings.
4. How quickly might my home sell? 
Believe it or not, many brand new listings are going under contract within just 5 to 12 calendar days of the listing date – remarkable!  And they are closing within 25 to 45 calendar days of the under contract date depending on how each purchase is being financed by the buyer, all cash versus using a lender to finalize a mortgage.  Jinjer Spears will employ marketing tactics for your home which will maximize its resale value under these Seller’s Market conditions.
