It's Great to be an Agent for The Cascade Team!

The average number of transactions a real estate agent does each year is 3.36; however, The Cascade Team's "producing" agents average 24.7 transactions each year!  In fact, one TCT agent did 121 transactions in one year without any additional (agent-paid) administrative help!

Here are some of the things The Cascade Team offers to its agents:

  1. Listing Commission %:  1% of the home's selling price or $3,500, whichever is greater. "Traditional" agencies charge up to a 4% listing commission.  

  2. Buyer’s Broker Commission %:  3%.  Historically, 69% of Cascade Team sellers are also Buyers, and buying side commissions are the standard 3%.

  3. Desk Fees:  $15,000 for individuals.  Desk fees for teams are calculated on a case-by-case basis.  "Checkwriter" status is also available at The Cascade Team.     

  4. Commission % Split:  70% - 30% before reaching desk fee;  95% - 5% after reaching desk fee.   The Cascade Team must make a minimum of $500 per transaction to cover its costs.  If the commission on a home's sales price does not allow the Company to net $500, the Agent's commission percentage may be slightly altered.     

  5. Commission Rebates or Credits:  Up to 0.5% to Buyer without authorization.

  6. Transaction Fee (per transaction):  $0! 

  7. Transaction Coordinator:  Complete range of transaction services for every transaction is provided at no charge.

    A Transaction Coordinator manages the following:

  • Loads your listings on BLC, builds personal property site, and personal tours

  • Creates marketing boards and paper flyers, sets up syndication, text and feedback platforms

  • Orders sign install and removal

  • Makes price changes, send emails to showing Agents on offers in and price reductions

  • Opens Dotloop files and assigns tasks/reminders for Agents

  • Keeps Agents apprised of inspection and other timelines

  • Coordinates with escrow and mortgage

  • Serves as a second contact for your Client

  • Available from 9 AM – 9PM (Eastern Time), Monday – Friday.  On the weekends, Agents will work through their Managing Broker.

By handling virtually all of the technology, back-end buildout, and marketing for your listings, The Cascade Team and your Transaction Coordinator allow you to focus on marketing yourself, and so, having more opportunities to get more listings and represent more buyers.

   8.  Technology Fee:  $25 per month / $275 per year

   9.  E&O Insurance: 0.85% (0.0085) of net commission -- $8.50 per $1,000, charged only if you sell!

  10.  Signage:  $34.00 for installation and removal of yard arm is company-paid.  Agent pays for shingles and  open house signs.  

  11.  Graphic Design Services:  Unlimited and free!  

  12.  Photography/Staging Allowance:  $100 (paid after closing)  

  13.   Sale of Primary Personal  Residence:  $500 - $1,500

The cost of this transaction is $500 if the Agent has completed at least one standard pay-in transaction in the last 12 months.  The transaction fee is $1,500 if the Agent has not completed at least one standard pay-in transaction in the last 12 months.

  14.  Sale of Investment Property:  $1,000 - $1,500                            

The cost of this transaction is $1,000 if the Agent has completed at least one standard pay-in transaction in the last 12 months.  The transaction fee is $1,500 if the Agent has not completed at least one standard pay-in transaction in the last 12 months.
