In early January we made our top 10 real estate predictions for 2023. So now, with the year a little more than half over, we are going to review and revise that same forecast and see where we actually are.

Original prediction: Sales prices will fall in 2023.

The most significant forecast was that sales prices would fall in 2023 without any sort of systemic decline in values. So far, prices are down by about 12% year over year; however, prices rose by 3.6% from March to April.

Taking into account interest rates remaining in the high 6% range currently we are standing by our original prediction that the median sales price for 2023 will be lower than that of 2022 however we do not anticipate…

What a difference a few months make.  With the rise in interest rates and inflation, we have seen homes go from selling almost before the ground is broken for the sign, to now homes are sitting on the market for days, if not weeks.  For example, according to Altos Research, one Seattle bedroom community, Sammamish, saw 37% of homes during the first week of June have a price reduction.

  •          Home sellers really need to re-think their expectations.
  •          The days of “multiple offers and waived inspections are behind us.”
  •          Active Listings up a whopping 59% from a year ago.

Housing Market Update: Hottest January on Record

Pending sales posted their first annual decline since June 2020, stalled due to a lack of supply. Early spring has the potential to be even hotter and more volatile: stock-market declines, mortgage-rate increases, and mounting affordability pressures are escalating the sense of urgency for buyers and as a result the limited inventory of homes are seeing their values skyrocket at unheard of rates.

While dwindling housing inventory continues to be a source of frustration across the country, Washington has been hit harder by the housing crisis than any other state, according to a new study by the Washington State Department of Commerce.

After topping the list just a year earlier as the "Richest" city in America (See: Sammamish Tops Census List of Richest Cities in America) Sammamish has now been named as the Best Small City to Live in America by Wallethub. 

SAMMAMISH, Wash. -- The Eastside suburb of Sammamish was named the Best Small City to Live in America by a new survey, though it was quite a bit of company from fellow Eastside neighbors near the top of the list.

Wallethub compared 1,200 cities across the nation with populations between 25,000 and 100,000 and scored them against 43 indicators ranging from housing costs to school system quality to restaurants per capita -- even how they are handling the COVID-19 outbreak.

It’s no secret that the real estate market has a long road of recovery ahead. As the day-to-day work of showing properties and building homes has slowed to a crawl, agents and others in the industry have started to look to the future and make predictions about the lingering effects the COVID-19 pandemic will have on the industry.

Christmas trees are the centerpiece for many holiday celebrations and traditions. But, as consumers become more environmentally conscious, many may wonder: Which type of tree is more eco-friendly, real or fake?

After all, cutting down real trees seems to be shrinking our already depleted forests. However, fake trees are made of plastic, which doesn't seem all that green, either. 

These days, a survey by CGS found that for more than two-thirds of consumers, environmental concerns drive their purchases, and they're willing to pay more for sustainable products. Younger consumers, like Gen Z, are even more environmentally aware, with nearly 70% making an eco-friendly purchase over the past year.

KIRKLAND, Washington (Jan. 6, 2015) - Real estate brokers around Western Washington reported a strong finish to 2014. December's sales outpaced the same month a year ago by double digits, according to new figures from Northwest Multiple Listing Service.

"December was one of the best Decembers on record," observed J. Lennox Scott, chairman and CEO of John L. Scott Real Estate upon reviewing the latest statistics from the listing service.
