3)      You Have 10 days to list your prior home on the open market after closing on your new home.

You then have an additional 90 days for your Cascade Team agent to get your prior home under contract.

4)      Sell your home with peace of mind.

We will List your home on the market - vacant and staged - to attract the strongest offer possible. Once the home sells, you will receive the additional equity, less the transaction costs.

Commonly asked questions

1)      How much does it cost?

Pricing for Buy Before You Sell is 2.4%* of the home sale if you choose to use an outside lender or closing company and not our Preferred Provider. If your client finances their loan with Our Preferred Provider and closes with Our Provider’s Closing Services on either their sale or new purchase, They will credit 0.7% of your fee at closing — so you pay an effective 1.7%* of the home sale.

2)      How long does it take?

It takes 2-3 days on average to get conditional approval, and you’ll be ready to submit offers with no home sale contingency within 7-10 days.

3)      What happens if the home doesn’t sell after 90 days?

Our Lender will purchase it at the Loan Payoff Value, then will relist it on the open market with The Cascade Team as the listing agent.

This is unlikely though. The Cascade Team are experts in our area and neighborhoods, we know the value of this home, and we will be coaching our clients through any needed price drops leading up to day 90 to ensure it sells before then and gets the best price possible on the open market! (Additionally, with the current market experiencing extremely low inventory, we’re often seeing small bidding wars returning for well-priced homes!)
