You Get Your HOME BUYER REBATE At Closing.
Your homebuyer rebate appears on your HUD-1 statement at escrow and can be applied to closing costs, rate buy down or prepaid items. Lenders do not allow you to apply this towards your down payment because the money is not seasoned in your personal account. However, in most cases this reduces the amount of money home buyers have to bring to closing, so it’s just like putting cash in your pocket. In addition, this homebuyer rebate is tax free. Save More When Selling Your Home With The Cascade Team Real Estate. If you have a home to sell, you can save even more money by working with us. Rather than paying the standard 3% MLS listing commission on the home price to a traditional brokerage, our full service real estate listing service representation is only 1% of the home selling price. We still recommend that you offer the traditional 3% to the home buyer agent; but that still results in a savings of 2% on the sale of your home. On a $500,000 home, that would be a $10,000 savings.
Important Details On HomeBuyer Rebates
Due to Federal Lending Guidelines, The Cascade Team Real Estate requires that your buyer rebate be shown as a agent credit on the HUD-1, thereby reducing the amount of your closing costs. Closing costs can vary depending on the lender, size of loan, home price and the date your home purchase is closing.
If your lender caps the amount of closing cost credit you can receive, any un-used portion of the rebate, after all seller concessions have been allowed for, is FORFEITED. It is illegal for The Cascade Team, and/or any agent, to rebate or "kick back" any compensation outside of closing that is not disclosed to the lender.
A buyer cannot use a home buyer rebate as part of the loan down payment.
A home buyer rebate is not paid on short sales, foreclosures or bank owned properties.
