The Cascade Team Real Estate is now hiring for a Transaction Coordinator position to work out of our corporate office in Issaquah, WA. Interviews will be held in Issaquah the week on August 18th- 22nd with a planned start date of Tuesday, September 2nd.
Listing Duties:
Assisting Agents on the Listing Process
The listing coordinator will need to have an understanding for MLS listing documents. They will need to walk new agents through listing paperwork and recognize errors or missing items.
Prepare Listing
The listing coordinator will need to order the sign, organize the agents listing paperwork, and address missing items.
Launching a Listing
The listing coordinator will need to upload the listing into the MLS, launch the personal property site, create a Virtual Tour, and generate QR and text codes.
Once Live
The listing coordinator will reach out to the agent and their sellers to let them know the listing is live. They will provide listing information to both parties. This will ensure that the agent has the MLS #, personal property site URL, virtual tour link, QR, and text codes. The sellers will receive an email that shows where they can find their listing along with helpful information about our online services.
Working with Escrow
The listing coordinator will work with escrow to open up a Home Warranty for the listing property.
Social Media, Blogging, and Intro Email
The listing coordinator will create a blog for the new listing on TheCascadeTeam.com and Trulia. They will post the personal property site on all social media sites. They will also send a companywide email introducing our agents to the new listing.

Transaction Duties:
Escrow Duties
When a real estate transaction coordinator receives a ratified purchase contract from an agent, they should immediately open escrow with the company denoted on the first page of the purchase and sale, and send the complete purchase and sale agreement to the escrow and/or title officer with the to begin the process of managing the file. The real estate transaction coordinator should work with the agent to arrange for pickup or delivery of the initial earnest money deposit and send a commission disbursement to the escrow agent. Additionally, the real estate transaction coordinator sends the cooperating agent any necessary disclosures required by law.
Time Frames and Deadlines
A real estate transaction coordinator's job includes creating a time line of important dates for the real estate agent to follow, such as deadlines for loan and inspection contingency removal. A few days before a deadline, the real estate transaction coordinator will call or e-mail a reminder to the real estate agent to ensure compliance with the time lines outlined in the real estate purchase agreement. Sometimes a real estate transaction coordinator will order a natural hazard disclosure statement on behalf of the seller or schedule a home inspection for a buyer.
Administrative Tasks
A real estate transaction coordinator maintains the file to ensure all the mandatory disclosures are completed and sent to the cooperating agent or broker for the client's review and approval. As each document returns by mail, fax or e-mail, the real estate transaction coordinator checks for all initials, signatures and dates before marking the disclosures as complete and filing them. Additionally, a real estate transaction coordinator calls or emails the agents and other parties to remind them of missing documents.
Quality Control
The real estate transaction coordinator provides a consistent, quality-controlled system to ensure the smooth and efficient management of all relevant steps necessary to close a real estate sale. The transaction coordinator should enter all critical transaction timeline dates into their calendar and ensure that a reminder email is sent to both agents as timeline deadlines are approaching. A client or agent often relies on a real estate transaction coordinator to monitor and assess the progress of the sale so that important deadlines are met and contingencies are released. Furthermore, a real estate transaction coordinator provides a preliminary audit of the file for the managing broker to review.
Additional Duties
Once the file closes, the real estate transaction coordinator should review the file for completeness and let management know the file is closed and commissions can be paid. In addition, the transaction coordinator needs to obtain a copy of the final HUD-1 statement, review for proper credit of earnest money and put the HUD-1 in the file with the mutually accepted contract and copy of the earnest money receipt. Once this is done, files need to be brought and correctly filed in the main office.
Education and Job Prerequisites
As a Real estate transaction coordinator, you can be either licensed or unlicensed real estate agents. Regardless of licensing, a real estate transaction coordinator needs a solid clerical or administrative background and some knowledge of real estate as a job prerequisite. Formal training is not necessarily required, nor is a college degree.
Hours and Work Environment
Transaction coordinators are available from 8:30 AM to 5PM, Monday to Friday working in The Cascade Team corporate office located in Issaquah, WA

$16-$20 per hour depending on experience.
