Researcher Michael Seiler tracked the eye movements of 45 people viewing 10 online real estate listings with six photos in August 2011, determining that 95 percent of participants viewed the first photo—an exterior property shot—for just 20 seconds.  The study is relevant because knowing how house-hunters view a listing online can help agents fine-tune their marketing approach.

A Pennsylvania couple is suing a neighbor — who once pleaded guilty to sexually molesting their daughter — trying to get a court to force the man to buy their $350,000 home.  

The child’s parents say they don’t want to live next door to the man, and their lawsuit charges that they are “under duress to move” and that his presence next door is “ultra-hazardous given the close proximity.” In their lawsuit, the parents assert their home is “virtually unmarketable” because of having a registered sex offender living next door.

It's official: After years of little activity, homebuilders are dusting off their jackhammers.

Last year housing permits hit their highest level since 2008, according to the Census Bureau, and new-home sales grew 20% from the prior year.

"Builders are more optimistic than they have been for several years," says Patrick Newport, an economist at IHS Global Insight.                                           

An untouched abode offers advantages, of course, such as a sleek modern layout and few repairs. Buying an existing home, however, may allow you to seal the deal faster and can offer better short-term price appreciation.

Mortgage rates moved lower this week, just in time for the spring home buying season, Freddie Mac reports in its weekly mortgage market survey. After rising last week, the 30-year fixed-rate mortgage reversed course and inched back down. The 30-year fixed-rate mortgage — the most popular among home buyers — has remained below 4 percent for a year.

"Low and stable inflation is placing downward pressure on fixed mortgage rates,” says Frank Nothaft, Freddie Mac’s chief economist.
