Tight inventory, record-low mortgage rates fuling Western Washington home sales

 

KIRKLAND, Wash. (June 4, 2012) – Low listing inventory and plunging mortgage rates are fueling buyer competition for homes close to job centers, according to brokers who commented on the latest market report from Northwest Multiple Listing Service.

The figures for the 21 counties in the MLS market area show inventory is down sharply from a year ago (declining almost 28 percent), while pending sales (mutually accepted offers) rose almost 22 percent. The volume of closed sales increased more than 20 percent, topping the 6,000 mark for the first time since September 2007.

There are currently 389  single family residential Carlsbad homes for sale at a median price of $712,500, with an average of 132 days on market; up 4 days from the last report.  Days on market have held fairly steady over the last few weeks, however 33% of all listed properties had a price decrease in the last seven days, while 10% of the homes in Carlsbad had a price increase.  Inventory levels have been relatively consistent given the current sell through rate, and overall days on market are trending flat to slightly down.  Recently, the seven day moving price average recently made a strong move up away from the 90 day moving average, which would suggest that price stabilization is starting and short term prices are on the rise in the Carlsbad housing…

There are currently 524 active residential homes for sale in Bellevue, with an average price of $967,875; up from our last report.  These numbers reflect an increase in housing inventory from the last report , but a continued uptick in pricing.  In addition, there are now only 64 short sales in Bellevue, at an average price of $524,336, another uptick in pricing, along with now only 9 bank owned homes, at an average price of $601,528.  It appears the market is now shifting towards a sellers market, as days on market continue to shift down and prices continue to edge higher.  These are positive signs that Bellevue's housing market is strong.

There are currently 110 active residential homes for sale in Queen Anne, with an average price of $918,443.  The average size of homes in Queen Anne is 2648 square feet.  In addition, there are 136 condos for sale in Queen Anne, at an average price of $373,651.  The average size of a Queen Anne condo is 1036 square feet.  There are a number of expensive homes in Seattle's Queen Anne neighborhood for sale, but with the market heating up, and the desirable location of these properties, I wouldn't expect them to last long.  Home buyers are clammering to purchase homes in the Queen Anne area.  Lastly there have been 41 sold homes in Queen Anne at an average price of $722,821, with an additional 27 condos sold at an average price of $358,156.

As of May 14, 2012, there are currently 476 residential homes for sale, at an average price of $689,215.  We have seen an increase in housing inventory, but a slight downward tick in home prices since the last report, but home buyer activity seems to be strong.  In addition, there are 46 short sale homes at an average price of $428,256, with an additional 12 bank owned homes at an average selling price of $327,683.  While the number of bank owned and short sale homes in Sammamish is virtually unchanged, the average bank owmed home list price has show a slight downward move.

Next, we find there is now 11 Sammamish homes for sale in the Vintage neighborhood at an average selling price of $559,363.  Lastly, there have been 36 new homes came on the market…

Residential Listings Advertised as Rentals on Craigslist and others:

  April 30th, 2012. Active residential listings are being posted by scam artists to a number of legitimate rental websites, including Hotpad, LiveLovely.com, Trovit.com, RentJungle.com, ChoiceofHomes.com, ebayclassifieds and olx.com. In a recent scam, the scam artist posed as the home owners, and communicated with potential renters via email. They told the renters that they recently ended their contract with their real estate broker, which was why the sign was still in the yard. They asked the potential renters to wire funds to London and said they will receive the key to the home after the money was received.

Western Washington housing market "energized"

and showing signs of "definite turnaround"

KIRKLAND, Wash. (May 3, 2012) – Northwest Multiple Listing Service brokers reported double-digit gains in both pending and closed sales during April compared to a year ago, but the most eye-catching number may pertain to prices. For the first time in more than four years (since January 2008) the year-over-year change in selling prices was positive.

The price gain was a modest 1.27 percent for last month’s sales of single family homes and condominiums that closed in the 21 counties served by Northwest MLS. For single family homes (excluding condominiums) the price gain compared to 12 months ago was 2.9 percent. Condo prices fell 7.9 percent.
