 Multiple offers for homes stimulated by constricted supply, favorable financing

KIRKLAND, Wash. (Aug. 6, 2012) – Brokers around western Washington reported brisk activity during July with home buyers scrambling to take advantage of attractive financing while encountering shrinking inventory and, in some areas, rising prices.

One broker remarked now is the "best buying opportunity," she has witnessed in nearly 20 years.

Pending sales jumped more than 17 percent from a year ago, according to new figures from Northwest Multiple Listing Service. Nineteen of the 21 counties in its service area reported double-digit increases in the volume of mutually accepted offers.

Some Americans are still jittery over the housing market, but here are eight positive signs that should quell some of their fears.

  1. Housing prices are on the rise across the country.
  2. Foreclosures have slowed. Analysts suggest that as the supply of distressed homes slows, buyers will be forced into higher-price properties too.
  3. Inventories of for-sale homes on the market are decreasing. In fact, inventories of for-sale homes have dropped 24 percent from a year ago.

Last week in review (July 16-20, 2012)

The majority of economic reports released last week were uncertain about the economic outlook. Retail Sales fell more than expected, while the NY State Manufacturing Index remains at relatively low levels. In addition, the National Association for Business Economics (NABE) reported that the outlook for job growth has fallen due to a weakening economy. The survey revealed that 23% of those polled in July think U.S. employment will rise over the next six months, down from 39% in April.

But the economic news wasn’t all negative. Inflation at the consumer level remained tame in July, while housing starts for June increased nearly 7% to 760,000. This marks the highest level for housing starts since October…

KIRKLAND, Wash. (July 5, 2012) – June may have been cooler and wetter than normal, but weather did not seem to deter home buyers and sellers around western Washington. "Close-in Seattle neighborhoods have been experiencing the most intense buyer activity since 2006," one broker remarked.

Figures just released by the Northwest Multiple Listing Service show 8,577 sellers accepted offers on their homes and condominiums last month. That volume of pending sales across 21 counties was 13.8 percent higher than the same month a year ago, according to the MLS report.

Closed sales also reflected signs of a recovering market, with upticks in both volume and prices. Through the first six months of 2012 closings are up 14.4 percent (29,777 versus…
