When a home falls into foreclosure and is left abandoned, you can never be too sure what you may walk into. 

Authorities entering a home in Florida certainly were surprised and unsure what they’d find after the out-of-state home owner alerted them that two people had taken up residence in the home illegally. Authorities called in the bomb squad to take a look. They found drugs, a handgun, 10 grenades, and a pig roaming around the house.

As of Monday February 6, 2012, the median price for a single family residential Carlsbad home has increased slightly to $629,500, with an average of 147 days on market, down 4 days from last weeks report.  Days on market have decreaased slightly over the last few weeks, with 46% of all listed properties having a price decrease in the last seven days.  Inventory levels have been relatively consistent given the current sell through rate.  As the tightening continues, we may see the market start to shift towards the Carlsbad home seller.  This week, the seven day moving price average made a strong move accross the 90 day moving average, which would suggest that price stabilization is starting to form in the Carlsbad housing market.

Housing market "healing itself," numbers are "astoundingly good"

 

KIRKLAND, Wash. (Feb. 6, 2012) – Pending sales may not appear to be much higher than 2011 (up 13.7 percent in January), but the numbers are "astoundingly good," considering such factors as harsh weather and the tax credits that boosted sales at this time a year ago, said Ken Anderson, president and designated broker at Coldwell Banker Evergreen Olympic Realty in Olympia.

The latest figures from Northwest Multiple Listing Service show pending sales in January outgained the same month a year ago by 739 transactions. Brokers reported 6,132 mutually accepted offers in January to start the year with a 13.7 increase over the January 2011 figure of 5,393 pending sales.

Case-Shiller Records 3.7% Annual Drop in Home Prices

Data released this morning by Standard & Poor’s showed an annual decline of 3.7 percent in November for the 20-city composite reading of its S&P/Case-Shiller home price index. Analysts were expecting a year-over-year drop in the range of 3.2 to 3.4 percent. Eighteen cities were in negative territory. Detroit and Washington, D.C. were the only exceptions. At -11.8 percent, Atlanta continued to post the lowest annual return.

Both the 10- and 20-city composites of the closely watched index posted declines of 1.3 percent between October and November. Among the 20 cities tracked, 19 saw average home prices slip month-over-month. The only positive was Phoenix, where prices rose 0.6 percent from October to…
